What Could I Sell My House For?

You could sell your house for a price set by one thing: what buyers competing for homes like yours, in your part of town, have been paying recently, adjusted for your home's condition and timing. In practice that means a realistic range, not a single magic number, and where you land inside that range depends on decisions you control.

Start With the Sold Prices, Not the Asking Prices

The first number homeowners usually see is what a neighbor is asking, and it is the least useful number in real estate. Homes sit overpriced for months and then sell for far less. Others are priced to draw a crowd and sell above asking in the first weekend. The only prices that tell the truth are closed sales, and the most relevant ones are recent, nearby, and similar to your home in size, layout, and condition.

In Lowell this matters more than in a town full of similar subdivisions. A three-bedroom in Pawtucketville, a Victorian in the Highlands, a two-family in South Lowell, and a loft in a downtown mill building all answer to different buyer pools and different sets of comparable sales. What the house two streets over sold for only helps if it is genuinely comparable to yours.

Condition Puts You in a Tier

Think of your home's likely sale price as a tier. Updated and move-in ready homes in Greater Lowell compete for the full pool of buyers, including everyone using financing who needs the home to pass an appraisal and a lender's condition requirements. Homes that need real work sell to a smaller pool: buyers with cash, investors, and owner-occupants willing to renovate. Smaller pool, lower price, even when the bones are identical.

This is why two Lowell homes with the same square footage can sell far apart. Updated kitchen and baths, a sound roof, modern heating, and no deferred maintenance put you in the top tier for your property type. A home that needs a roof, has an old heating system, and shows its age lands a tier or two down, and no asking price changes which tier buyers put you in.

What You Ask Is a Strategy, Not the Answer

Your list price is a tool. Price at the top of what the sales support and you are betting on the right buyer finding you quickly, before the listing goes stale. Price slightly under and you are betting that competition between buyers will carry the price up, which happens regularly in Greater Lowell when inventory is thin. Either way, the market gives you its verdict fast: showings and offers in the first two weeks tell you more than any estimate.

Also keep gross and net separate in your head. What you sell for is not what you keep. In Massachusetts, sellers pay the deed excise tax of $4.56 per $1,000 of the sale price, along with items like the smoke and carbon monoxide certificate and, for septic homes, Title V. A good pricing conversation includes what you will actually net, because that is the number your next move depends on.

So What Could You Sell For?

Give me your address and fifteen minutes with the recent sales around you, and I can give you a defensible range and tell you which tier your home falls into and what would move it up one. That is a very different answer from a website estimate, and it is the one you should plan around. It is the same analysis I run on my own Lowell listings in my work as the #1 selling agent in Lowell.
