Property Management, Handled Like It Is Our Own

Doherty Properties is a full service property management company based in Greater Lowell, managing residential investment properties across Massachusetts and New Hampshire. We are landlords ourselves and brokers who lease and sell homes in these neighborhoods every week, so your property is priced right, filled fast, and looked after by people who know the street it sits on. Our management is built on accountability, proactive communication, and deep local market knowledge. You always know what is happening with your property, what it earned, and what comes next.

What We Do

  • Tenant placement and screening. Full credit, income, employment, and rental history screening on every applicant, handled in house by our leasing team.
  • Lease preparation and enforcement. Leases prepared and enforced with an attorney's eye. Doherty Properties is led by Chris Doherty, Esq., a licensed Massachusetts attorney and former Middlesex County prosecutor.
  • Rent collection and owner payments. On time collection, clear monthly statements, and fast owner disbursements.
  • Maintenance coordination. A trusted local vendor network for everything from a leaking faucet to a full unit turn, with 24 hour emergency response.
  • Inspections. Move in, move out, and periodic inspections documented with photos, so the condition of your property is never a guess.
  • Renewals and rent pricing. Lease renewals handled before they become vacancies, with rents priced off live local data, not guesswork.
  • Legal and eviction coordination. When a tenancy goes sideways, you have a brokerage led by an attorney who knows Massachusetts and New Hampshire landlord tenant law and the local courts.
  • Reporting. Monthly owner statements and clean year end records your accountant will thank you for.

The Properties We Manage

Condominiums

Single condo units are one of the most common rentals in Greater Lowell, and they come with a second landlord: the condo association. We manage the unit and the relationship, coordinating with the association and management company on rules, parking, and common areas, screening tenants against association requirements, and handling condo documents and 6D certificates when it is time to sell. You get a tenant who fits the community and an owner file that stays clean.

Multi-Family Homes

Two to four unit buildings and classic triple deckers are the backbone of investing in Lowell, Lawrence, Haverhill, and the surrounding towns. We handle staggered leases so you never face a full vacancy at once, common area upkeep, city rental inspection programs, and fast, thorough unit turns between tenants. Whether you live in one unit or hold the building as a pure investment, we run it like a business, because it is one.

Townhouses

Townhouse rentals sit between a condo and a single family home, and the maintenance split between owner, tenant, and association is where owners get surprised. We spell out exactly who handles what before the lease is signed, coordinate with the association on exterior items, and manage the interior and tenant side end to end. Clear paperwork up front means no arguments later.

Apartment Complexes

Larger apartment communities need systems, and that is where our scale works for you. Centralized leasing with the same screening standard on every unit, vendor contracts priced at portfolio scale, turnover crews that get units rent ready in days, and reporting that rolls up building by building or across your whole portfolio. One call, one statement, one accountable team.
