  3. Apply. One application covers the home you want. Have photo ID, recent pay stubs or other income proof, and your rental history ready, and your application moves fast.
  4. Screening, the same for everyone. Every applicant is screened on the same written criteria: credit, income, and rental history. Most landlords look for household income around three times the monthly rent. The criteria for the home you want are always available before you apply.
  5. Sign and move in. Lease terms, deposits, and any fees are in writing before you sign. In Massachusetts that typically means first month, last month, and a security deposit held in a proper escrow account, exactly as the law requires.
