Should I Sell My House Before Buying Another?

Most sellers in Greater Lowell should sell, or at least list, before they buy, because in a competitive, low inventory market an offer that depends on your house selling first is a weak offer, and sellers know it. Selling first is not the only workable order, though. The right sequence depends on your finances, your risk tolerance, and how specific your next home has to be, and it should be decided before either transaction starts.

Option One: Sell First

Selling first gives you certainty. You know exactly what you netted, your money is in hand, and when you shop in Lowell, Chelmsford, or Tewksbury you can write a clean offer with a real closing date, which sellers in this market reward. The cost is the gap: you may need temporary housing, a short term rental, or a stay with family between homes, and your belongings may spend time in storage. For many of my Lowell sellers, especially those leaving the area or downsizing toward a condo or a mill loft downtown, that gap is manageable and the strength it gives their purchase is worth it.

A softer version of this option is to list first and buy second, with the two transactions overlapping. Your home goes on the market, and once it is under agreement with a committed buyer, you shop with a closing date to aim at. That is how a large share of Greater Lowell moves actually happen, and it works when both sides are coordinated by people who talk to each other daily.

Option Two: Buy First

Buying first works if you can carry both homes for a while and a lender agrees. Some sellers can qualify owning both properties, particularly with strong income, a large down payment, or a paid off current home. The advantage is real: you move once, on your schedule, and you can take your time preparing your old home for the market, which often means a better price. The risk is equally real. If your home then sells slowly or for less than expected, you are funding two houses, and your negotiating position on the sale gets weaker every month. I go through the worst case numbers with clients before recommending this route, never the best case. Bridge loans and home equity lines sometimes fill the gap, but they come with costs and deadlines of their own, and they need a lender conversation early, not after you find the house.

The Contingency Trap

The option that sounds safest is the one that works worst in this market: buying with a home sale contingency, where your purchase only happens if your current home sells. In a seller's market, a listing agent in Billerica or Westford comparing your contingent offer against a clean one will take the clean one almost every time, and I say that as someone who gives sellers that exact advice, in my work as the #1 selling agent in Lowell and across Greater Lowell. Contingencies still appear on homes that have sat on the market, and they can work there, but if the home you want is the home everyone wants, plan on a different structure.

Decide the Order Before You List

The sequence decision touches everything: your list timing, your pricing, the closing date you ask for, and how we write your purchase offers. It is the first real conversation I have with any seller who is also buying, and it should happen before photos, before showings, before any of it.

If you are weighing sell first against buy first, I will prepare a free, no obligation home valuation so you know what your current home puts in your hand, and we will map both orders against your real finances. Call Doherty Properties at (978) 746-0124 and ask for me, Chris Doherty.
