Considering living in Nutting Lake, Billerica MA? Few Boston suburbs offer genuine lake life at Billerica prices — and Nutting Lake delivers, with a lifeguarded town beach, summer swimming, and a shoreline neighborhood where the water sets the pace of life.
Lake Life, 25 Minutes from Boston
Nutting Lake anchors Billerica's northwest side, and the town's Micozzi Beach sits right on its shore — a lifeguard-supervised beach with swimming, sunbathing, volleyball and basketball courts, and picnic areas with grills. In summer, this is the neighborhood's front porch.
The surrounding streets mix classic lake cottages (some winterized and expanded over the years), mid-century ranches, and newer construction. Lakefront and lake-access homes command the strongest premiums, but even a few blocks from the water you get the lifestyle — evening walks to the beach, kayaks in the yard, and a built-in summer social scene. Route 3 and the Middlesex Turnpike are both an easy drive.
Best for: Water lovers, young families who'll live at the beach all summer, and anyone craving a vacation feel at home.
Price range: Wide; from the $500Ks for cottages needing work to $900K+ for updated lakefront (approximate).
Vibe: Relaxed, recreational, and unmistakably lakeside.
What to Know Before You Buy at Nutting Lake
Older lake cottages can hide surprises — check foundations, septic vs. sewer, and floodplain status carefully. Waterfront premiums are real but so is the resale strength; lake property consistently outperforms in this market. And confirm beach access details — Micozzi Beach is a town facility, a genuine neighborhood asset.
