Is It a Buyer's or Seller's Market in Lowell?

Lowell has been a seller's market in most segments, meaning there are more buyers looking than homes available, and that pattern has held for several years. But "the market" is really several smaller markets by property type and price range, and the balance in yours depends on whether you own a Belvidere single family, a Centralville two-family, or a downtown mill loft.

What the Terms Actually Mean

A seller's market means inventory is low relative to demand: homes sell quickly, sellers field multiple offers, and prices get pushed up. A buyer's market is the opposite: plenty of listings, longer selling times, and buyers negotiating repairs, credits, and price. The indicators professionals watch are months of inventory, how fast homes go under agreement, and how close sale prices land to asking prices. When inventory drops under roughly three months of supply, sellers hold the leverage. When it climbs past six, buyers do.

Where Lowell Stands

Across Greater Lowell, the supply of homes for sale has stayed thin, and Lowell is no exception. Single family homes that are priced in line with recent sales and presented well continue to draw heavy showing traffic and, often, competing offers, whether they sit in the Highlands, Pawtucketville, or South Lowell. Demand is consistently fed by the commuter rail, by buyers priced out of communities closer to Boston, and by UMass Lowell. I see that demand firsthand in my own listings as the #1 selling agent in Lowell, ranked first in the MLS PIN standings for both transactions and sales volume in 2025 and 2024.

Two places deserve a more careful read. Multi-family properties in the Acre and Centralville answer to investors, and investor demand rises and falls with rents and interest rates more than with emotion, so that segment can cool or heat on its own schedule. Downtown condos and mill lofts depend on the building: fees, reserves, and any special assessments in a specific building can make one loft sell in a weekend and another sit, in the exact same market. Price range matters too. The most affordable homes in the city see the most competition per listing, while the top of the market, including the largest Belvidere homes, moves at a more measured pace because the buyer pool is smaller.

What This Means If You Are Selling

In a seller's market, your advantage is real but not automatic. Buyers competing for scarce homes still pass on overpriced ones, and the listings that sit are almost always the ones that ignored the recent sales. The sellers who benefit most price from the comparable sales, present the home properly, and let buyer competition do the lifting. This is also a market where your purchase matters: if you are selling in Lowell to buy in Chelmsford or Dracut, you will meet this same scarcity from the other side, and your plan has to account for both transactions at once.

Conditions shift, and the balance in your segment can change with a handful of new listings or a move in interest rates. The version of this answer that matters is the one built on this month's inventory and sales for your property type.
