How Do I Sell My House If I'm Moving Out of State?

You can sell your house if you are moving out of state without being present for most of the process, including the closing. I am Chris Doherty with Doherty Properties, and I handle Lowell area sales for relocating sellers by managing the local work here while you settle into your new home.

Relocation sales succeed on communication and preparation. If the house is priced well, prepared properly, and checked on regularly while it is empty, distance does not have to cost you time or money.

Preparation Handled Locally While You Move

Most sellers leave before the house is fully ready, and that is fine. I coordinate local vendors for cleaning, painting, minor repairs, yard work, and junk removal, and I send you photos and updates as each job is finished.

Before you leave Lowell, we decide together what is worth doing. A deep clean, fresh paint in the main rooms, and attention to the entry and yard usually matter more than a major project. For a home in the Highlands, Belvidere, or Pawtucketville, or a condo in a downtown mill building, I will give you a prioritized list with local costs so you can approve work from wherever you are.

Keys, lockbox access, utility accounts, and mail forwarding should all be sorted before your move date. I keep a checklist with you so nothing is left to memory during a busy week.

Keeping an Empty House Secure and Maintained

An empty house still needs care. I check on the property regularly, confirm heat and water systems are set correctly for the season, collect any packages or notices left at the door, and make sure lawn care or snow removal stays on schedule depending on the time of year.

Timers for lights, a cleared entry, and a maintained yard keep the house looking occupied and ready for showings. If a pipe, appliance, or weather issue comes up, I get a local vendor in quickly and keep you informed with photos and invoices.

Showings run through my office, with buyer agents given clear access instructions. You receive feedback after showings and a weekly summary of activity, offers, and next steps, by phone or email on a schedule you choose.

Signing, Closing, and Getting Your Proceeds

Nearly every document in a Massachusetts sale can be signed electronically, from the listing agreement through the offer and purchase and sale agreement. You review and sign from your phone or computer, and I confirm each step as it is completed.

For closing, many sellers use a mail away closing, where the closing attorney sends documents for signature and return delivery, or a power of attorney that lets a trusted person sign on their behalf. Your closing attorney can advise which route fits your transaction and prepare the documents correctly.

At closing, your proceeds are wired directly to your bank account per your written instructions, and you receive your closing statement electronically. There is no need to fly back for a check or sit at a closing table in Lowell to finish the sale.

Timing the Move and the Listing

The right listing date depends on your move date, the work the house needs, and buyer demand for your neighborhood, whether that is Centralville, the Acre, South Lowell, or a surrounding town such as Chelmsford, Dracut, or Billerica. Listing just before you leave lets you be present for preparation decisions, while listing just after you leave lets the house show empty and ready at any hour.

I build the timeline backward from your move, with preparation, photos, launch, and offer deadlines in writing. If you already live out of state and own a house here, see the companion post about choosing an agent from out of state for how I handle that sale locally from start to finish.
