Selling a house in Massachusetts takes two stretches of time added together: the days it takes to get an accepted offer, which you largely control through pricing and condition, and the roughly 30 to 45 days it typically takes to get from an accepted offer to the closing table when your buyer is using a mortgage. Put together, a well prepared Greater Lowell sale usually runs about six to ten weeks from the day you list to the day you hand over the keys.
The First Clock: Getting to an Accepted Offer
This is the part sellers mean when they ask about "days on market," and it is the part with the widest range. A Lowell home priced in line with its recent comparable sales, presented well, and easy to show can draw offers in its first week or two, whether it is a single family in the Highlands, a two-family in Centralville, or a loft in a downtown mill building. A home priced above what the sales support can sit for months in the same market, collecting showing feedback that all says the same thing.
Condition stretches or shortens this clock too. Homes that are ready for financed buyers move faster than homes that need work, because cash buyers and investors are a smaller pool and they take their time. There is no average worth planning around until we know your price, your condition, and your segment: an entry level Lowell home and a top of the market Belvidere home are on different clocks from day one.
The Second Clock: Offer to Closing
Once you accept an offer in Massachusetts, the machinery starts. Buyer and seller sign the purchase and sale agreement, usually within about ten days to two weeks of the accepted offer. The buyer applies for their mortgage the same day, home inspection happens early if the offer includes one, and the lender orders an appraisal. The mortgage commitment typically lands about a week to ten days before closing, on a deal running smoothly.
Meanwhile the Massachusetts specific items have to be handled, and they are the seller's side of the work: the smoke and carbon monoxide detector certificate from the fire department, the final water and sewer reading so the bill can be settled at closing, a Title V inspection if your home has a septic system, which applies in parts of Tyngsborough, Dunstable, Groton, and other Greater Lowell towns, and a 6D certificate if you are selling a condo, confirming your condo fees are paid. None of these is hard. All of them can delay a closing if they are left to the last week, which is why I start them the day the purchase and sale is signed.
What Speeds Things Up and What Slows Them Down
Sellers control more of the timeline than they think. Price from the sales and you shorten the first clock. Handle repairs and paperwork early and you shorten the second. The usual delays are a low appraisal that has to be renegotiated, inspection findings that reopen the deal, condo documents a lender is waiting on, and Title V problems found late. Every one of those is manageable when it surfaces early and expensive when it surfaces at the end.
Cash buyers can close in as little as two to three weeks because there is no mortgage or appraisal, which is worth remembering when you compare offers: the fastest offer and the highest offer are not always the same offer, and the right choice depends on your next move.
