Should I Sell My House or Wait?

Sell your house now if you have a place to go, the net proceeds move you forward, and your home is ready enough to meet the market. Wait if you have no next step lined up, if a short list of repairs would clearly raise your price, or if you are hoping the market will bail out a number the recent sales do not support. For most Greater Lowell homeowners I talk to, the decision gets clear once we separate the market question from the personal one.

The Market Side of Waiting

Nobody can promise what prices or interest rates will do next year, and anyone who does is guessing. What I can tell you is what waiting means in this market. Greater Lowell has run short on homes for sale for years, and that scarcity has supported prices in Lowell, Dracut, Chelmsford, and Tewksbury alike. There is no large wave of new listings scheduled to change that, and new construction in our area stays limited and expensive. Waiting for a dramatically better seller's market is a bet on something there is currently little evidence for, and waiting for lower rates cuts both ways: the same rates that might help your sale will bring more buyers out for the home you need to purchase next.

There is also a carrying cost to waiting that homeowners forget to add up: another year of taxes, insurance, heating, and maintenance on a home you have already decided to leave, plus another year of whatever is not working about your current living situation.

The Personal Side of Waiting

Waiting is the right call in specific situations. If your home needs a repair that is actively suppressing its price, like a failed Title V septic, a roof at the very end of its life, or a heating system on its last legs, fixing it can change which buyers can purchase your home and what they will pay, and that work takes time. If you are selling a Lowell two-family in the Acre or Centralville with tenants in place, waiting for a lease to end or coordinating timing with your tenants can produce a cleaner, more valuable sale. If your next move depends on a job change, a school year, or a home being finished, forcing the sale early just moves the stress somewhere else.

Waiting is the wrong call when the reason is a price hope. If the recent sales in Belvidere or Pawtucketville say your home is worth a certain range today, holding out for a number beyond that range is not a strategy, it is a wish, and every month the home sits owned but unsold, life stays on hold.

A Simple Way to Decide

Ask three questions. One: if I sold today at a fair, defensible price, does my life get better? Two: is there a specific, finite thing I am waiting for, with a date, or am I waiting for a feeling about the market? Three: do I know my actual numbers, what I would net after my payoff and Massachusetts selling costs including the $4.56 per $1,000 deed excise tax? If you can answer one and three and your answer to two is a date rather than a hope, you have your decision.

If question three is where you are stuck, that one is easy to fix. I will prepare a free, no obligation home valuation for your Greater Lowell home, with what you would realistically net, so the sell or wait decision is based on your real figures.
