You’ve accepted an offer congratulations! But before you celebrate, it’s important to understand what happens next. Accepting an offer is a major milestone, but it’s not the finish line. There are still a few key steps before the sale officially closes.
Here’s what you can expect after you say “yes” to an offer:
1. The Home Goes “Under Contract”
Once you and the buyer agree on the terms, the property status officially changes to under contract or pending. This means the seller has accepted an offer, but the sale is still contingent on certain conditions being met.
2. The Buyer Schedules Inspections
The buyer will schedule a home inspection to assess the property’s condition. Depending on the results, they may proceed as planned, request repairs or credits, or renegotiate terms.
3. The Appraisal Takes Place
If the buyer is financing through a lender, an appraisal will confirm that the home’s value supports the loan amount.
4. The Buyer’s Financing is Finalized
After the appraisal, the lender reviews all documents to issue final loan approval, often called the “clear to close.”
5. Title Search and Closing Preparation
A title company checks for liens or legal issues. Once cleared, closing documents and settlement statements are prepared.
6. Final Walkthrough
Before closing day, the buyer does a final walkthrough to ensure the home’s condition hasn’t changed and that agreed-upon repairs are complete.
7. Closing Day
This is the finish line. You’ll sign paperwork, hand over the keys, and officially transfer ownership. Funds are disbursed, and the sale is recorded with the local registry
